Farming an area: how agencies come to own a town

Estate agency is unusual in that every completed job leaves a sign in a front garden for weeks. That makes concentration worth far more than coverage, and it is the single clearest strategic choice available to an Irish agency — and the one most of them never consciously make.

Four boards on one road beats twelve across a county

A homeowner thinking of selling notices the boards on their own street. Twelve instructions spread across six towns produce almost no such effect anywhere.

Concentration also compounds in search, in reviews mentioning the same places, and in how many people in one area have actually dealt with you. None of that happens when instructions are taken wherever they land.

Choose the areas deliberately

Pick on turnover and price rather than on preference. An area with steady transaction volume and values that support your fee is worth more than a prestigious one that sells twice a year.

Then commit for long enough to matter. Area farming is a two-year strategy, not a campaign, and agencies that abandon it after a quiet quarter get none of the compounding.

Be useful in that area specifically

A quarterly note on what has sold there, and what it means for somebody considering a move. Local search pages for the towns and estates by name.

It ranks because it is specific, and it demonstrates local knowledge rather than asserting it. Every agency in Ireland claims local expertise; almost none of them evidence it anywhere a vendor can see.

The sold board is underused advertising

Make sure it goes up promptly, that it says sold, and that it stays for as long as permitted. It is the cheapest and most credible advertising in the business.

Photographing it and using it in local social advertising extends the same effect to people who do not drive down that road.

Measure instructions by area

Most agencies cannot say which towns or estates their instructions came from over the last two years. Without that, area farming is an intention rather than a strategy.

It is a simple record to keep and it tells you quickly whether the concentration is working, which areas are responding, and where the next board is worth most.
