Convert one house and quote the whole road
A garage conversion specialist working in an Irish housing estate is solving the same problem, in the same house, with the same garage, over and over. That is unusual and it is a considerable advantage — in quoting, in building, and above all in marketing, because the neighbours have exactly the same house and increasingly the same problem.
The second quote on a road takes minutes
Same footprint, same construction, same obstacles. You already know what is behind the wall and what the floor is doing.
That is a margin advantage no bespoke job gives you, and it compounds the more you do on one estate.
The neighbours are the campaign
A conversion is visible from the road for the duration of the work and permanently afterwards. Everyone on that street with the same house sees it.
Be tidy, be there when you said, and make it easy for somebody to ask what you did. A card through the doors on the road while the scaffolding is up converts unusually well, because they have watched the whole thing.
Target the estate, not the county
Advertising platforms will target an area the size of a housing estate. A message naming the estate and the house type converts at a rate county-level targeting never approaches.
It is also far cheaper, because you are not paying to reach people in houses that do not have an attached garage.
Photograph the house type, not just the room
Somebody scrolling past recognises their own frontage before they read a word. That recognition is what stops them.
A portfolio organised by house type and estate is more useful to a customer than one organised by date, and almost nobody does it.
Keep a record of what you have done where
Which estates, which house types, how long each took. It tells you where to advertise next and lets you quote the next one accurately.
Most firms in this trade could not say which estate produced the most work last year, which means they cannot repeat it deliberately.
